What We Do
Purchase
We target and acquire large plots of land based on a specific set of guidelines. From large ranches all the way down to 50 acres recreational use properties. Our model allows us to purchase these plots of land usually under market value so you, the investor, are walking into equity day 1.
Subdivide
Each plot of land is carefully underwritten to find the best way to maximize the subdivision process so that we hit our minimum goal with each subdivide, which is to force 50% or more gross appreciation. The benefit to this model is we don’t need a structure or NOI to create returns for our investors. We can manufacture appreciation simply by taking a large piece of land and turning it into multiple smaller pieces.
Sell
With all of our projects, we aim to return investor capital back in 12 months or less and be fully sold out in less than 24 months. As lots of land are sold, we are able to continually pay off debt and then return your equity back to you!
